This project created a transit-oriented development plan for a ½ mile radius around the Village's Metra station. The plan examined various underutilized properties and recommend higher density mixed use developments as appropriate.
|Project Type(s):||Transit-Oriented Development Plan|
|Grantee:||Village of Northbrook|
|Current Activities:||Village staff presented and accepted the draft final plan before the Village Board in spring 2012 and were directed to pursue six key issues identified by the plan. To address one of these issues, a TOD zoning code update, the Village was chosen as part of the 2013 RTA Community Planning Program. The project is now complete and awaiting approval from the Village Board.|
In Fall 2014 the Village granted approval for a new three-story mixed use building at 1312-1318 Shermer Road in the downtown area. The three-story building will include 10 apartment units on the second and third floors and 2,400 square feet of commercial space on the first floor with enclosed parking located behind the commercial space. Construction on the project began in 2016 and will be complete in 2017.
In May 2017, a large townhome development was approved for the south side of Shermer Road, east of downtown Northbrook. This was identified in the TOD plan as an opportunity area for redevelopment. The project will add 68 attached single-family units to be constructed over a period of two to three years. Construction on the project began in fall of 2017.
